Unless you have been hiding under your covers for the past couple of years, you now know what a foreclosure is and that the real estate market is currently being overtaken by the volume of houses going into foreclosure. (Just in case you need a refresher…when a homeowner has a problem making his monthly mortgage payments as agreed upon, the result is that the bank who issued that mortgage will take the property back and try to sell it in an attempt to recover its losses. This property is now called a bank foreclosure property and is also known as an REO (Real Estate Owned).
Today many of these foreclosures are newer homes and in excellent shape. Not to say that they still aren't out there, but the day of a foreclosure property being something that should be torn down or condemned is almost gone.
Many of these properties could be considered an excellent investment. Often the bank will sell them for less because banks are not in business to own homes. Actually there is legislation that prevents banks from extending new loans on several times what the value is of a property that is on their books. Because of this banks are ready and willing to sell quickly and often times at much lower than current market prices.
The process of purchasing a foreclosed property is quite similar to any other real estate purchase. You can finance with a regular home loan (don’t forget that interest rates today are at an all time low!!). You will be given adequate time to do inspections of the property, which is always very important at any time. There just might be a bit more paperwork involved which makes hiring a knowledgeable professional to represent your best interests and guide you along the way the smartest thing to do.
Don’t wait…this market won’t be here forever and if you want to buy now is the time!!

In 1855, then-Lieutenant Beale, surveyed a road from the Rio Grande in New Mexico to Fort Tejon in California. He passed over the spot where Flagstaff now stands, and camped out at the eastern extremity of the present town. The lieutenant had his men cut the limbs from a straight pine tree in order to fly the United States flag.
Flagstaff’s first recognized permanent settler was Thomas F. McMillan, who arrived in 1876 and built a cabin at the base of Mars Hill. During the 1880s, Flagstaff began to grow, opening its first post office and attracting the booming railroad industry. The town's economy largely consisted of timber, sheep and cattle, and by 1886, Flagstaff was the biggest city on the main line between Albuquerque and the West Coast.
In 1894, astronomer Percival Lowell chose Flagstaff as the site for the now famous Lowell Observatory, primarily due to its high altitude and good astronomical seeing conditions. -- Source: Wikipedia.com
