I will arrange for a pest control inspection and counsel you on dealing with any work that's recommended so as to save you money. 4. I'll discuss your moving plans and finding another home if needed, so you feel comfortable putting your home on the market. 5. I'll have a sign and lockbox installed on your property if you want them. 6. I'll take top quality color photos and submit them to MLS and the advertising media, rather than take a chance that their photos are less than optimal owing to parked cars, weather conditions, time of day, etc. 7. I'll write an MLS listing designed to attract agents and buyers to the home and create specially tailored Internet remarks for maximum appeal, as well as safety. 8. I'll list your property on my web site, www.marlenelily.com 9. I'll design and print color flyers and distribute them to agents county wide. 10. I'll write and submit a 7-line 28-day ad to the Press Democrat. 11. I'll hold two open houses for real estate agents, with delicious food. I will go to the Tuesday MLS breakfast and promote the home to real estate agents so they come to preview your home. I'll also have your home on the Independent Brokers' Caravan on Thursday, also with food, and will be there to greet the visitors and answer questions 12. I'll design and pay for color ads in real estate magazines. 13. I'll hold Sunday open houses for the public if you want them. 14. I'll take all calls from prospective buyers and show the home, and will answer all questions from real estate agents. 15. I'll promote your home enthusiastically to other real estate agents at MLS breakfast meetings and CPS office meetings. 15. I'll provide counseling when offers are received and write counter offers (multiple counter offers, if needed). 16. During the escrow period, I'll stay on top of the time frames specified by the purchase agreement, and make sure that the buyers comply with their part of the contract. 17. I'll review your closing statement for accuracy, 18. I'll set up an appointment for signing closing papers, and attend the signing, so that if there are any last-minute questions they can be answered. 19. I'll be available to you after escrow closes to answer questions and to troubleshoot any leftover problems, if there are any. I will provide you with a list of properties in your price range and preferred areas to drive by, if desired. 3. I will make appointments to show you any homes you wish to see. 4. I will create a list and take you on a tour of properties if you prefer not to drive by. 5. I will provide you with a market analysis of any homes that you are interested in writing offers on. The Market Analysis will show what comparable properties have sold for recently. 6. When you find a home you'd like to buy, I will write a purchase offer for you and counsel you on the meaning of the various clauses of the contract. 7. I will present your offer to the Seller and "sell" you and your offer, doing everything I can to make sure your offer is accepted. 8. I will negotiate with the Seller until the offer is either accepted or it is clear that no meeting of the minds can be reached. 9. When your offer is accepted, I will open escrow. 10. I will order inspections of the property and attend the inspections with you, asking questions to make sure you understand whatever problems the inspections may reveal. 11. I will review the Preliminary Title Report to make sure there are no problems with easements or liens against the property. 12. After reviewing all the inspection reports, I will write Addendums to cover contract changes, if necessary. (Sometimes there are price reductions, agreements that the Seller will do certain work on the property, or give the Buyer credits through escrow for work to be done by the Buyer). 13. I will work with your lender to make sure he or she has everything needed to complete your loan package. 14. I will make an appointment with the escrow officer for you to sign your closing papers, and will be there to answer questions and solve any last minute problems at the signing. 15. I will notify you when your purchase is recorded and make sure you get the keys to your new home. 16. I will answer any questions or troubleshoot any problems you have after escrow closes.
