Thinking you’ll put your home “on Market,” in the Spring, and take advantage of fantastic loan INTEREST RATES, when you purchase another home?

…Do THAT, and you’ll MISS the PRIME-TIME for SELLING, by 2-3 months—and start your sales effort with more than TWICE the COMPETITION.

What? You’ve always thought Spring is the very BEST time to sell a home?

In many areas of the country, that’s true; …but here, Spring is when you’ll be seeing the media report on strong “home-sales”—(meaning, the closings on the homes WE’RE SELLING, NOW.)

But, isn’t the market for selling, “off,” right now?

According to the most recent Housing Market Report published by Houston MLS, the number of properties sold is currently lower than a year ago, but with nearly 4000 sales for the most recent month, (which is typically one of our slowest months, anyway) it’s obvious, there’s still a LOT of buying and selling going on, here.

More importantly still, if you DO THE MATH, you’ll see, that for most homeowners, an “off-market” sale and purchase is a winning combination:

Let’s assume you have a home you bought a few years ago. It appreciated in value, a little, and, 2 or 3 years ago, you could have sold it for $200,000. You’ve had your eye on one that would fetch $400,000, but you feel, with prices down, somewhat, you’ll never be able to sell high enough for you to buy, NOW. Looking more closely however, you discover that you not only can afford it—You’re going to LOSE a lot, if you don’t do it, NOW: If you have to sell for 10% less in this “down market,” you’ll sell at $180,000, and “lose” $20,000. BUT WHEN YOU BUY the home that would have cost you $400,000, for 10% less, you buy it at $360,000, and you SAVE $40,000, or experience a NET-GAIN of $20,000 you only got, because you did this move-up in an “”off-market.” Next, you take that $20,000 you never would have had, and you use it as down-payment, so, instead of FINANCING $400,000 to buy, you only have to finance $360,000saleprice, less $20,000 downpayment = $340,000. ($60,000 less than if you hadn’t sold and bought in an “off-market.” WAIT! It gets better, still: Now, you get a LOAN, at 4.75% on $340,000, instead of a LOAN at 6%, on $400,000...This results in a VERY significant monthly savings, that will continue saving you THOUSANDS, every single year, for many years to come!

The bottom line, here, is, that You Have an OPPORTUNITY, right now, to List, and SELL, at the BEST

TIME of YEAR, with what is probably a ONCE-IN-A-LIFETIME set of circumstances that will allow you to live in a much nicer home than you otherwise would be able to, with every probability that you should gain still more equity, as properties in the area appreciate in value. So, don’t “blow it!” Don’t WAIT till more COMPETITION comes onto the market, in the Spring, and don’t wait until Sellers of the homes you will look at to buy, start hearing news of increasing prices, and STOP selling at the kind of price that helps you to afford a finer home.

Hispanic or Latino of any race were 16.06% of the population. There were 12,302 households out of which 46.2% had children under the age of 18 living with them, 62.9% were married couples living together, 12.6% had a female householder with no husband present, and 20.1% were non-families. 15.4% of all households were made up of individuals and 2.8% had someone living alone who was 65 years of age or older.
