Matchmaking in Paradise!

Real Estate Sales is for me very similar to the Art of Matchmaking.

My business is matching people and property to hopefully create a “union” that will provide them many years of happiness together or a shorter and satisfying relationship in the case of “flippers”!

When I get a listing I focus on showing it under its best light, so that it can capture the heart of its next owner…

Working with buyers, I try to get a feel for what they are looking for in order to find them “the one”.

Over the years I have found several different types of properties & the people they appeal to. For the sake of simplification, I have separated them in several groups:

The Divas:
Drop dead georgeous and located in the most exclusive neighborhoods (Kahala, Hawaii Loa Ridge, Lanikai…) they come with a high maintenance price tag. Sometimes feature waterfalls, elaborate pools, amazing master suites… Not for everyone but will appeal to the people who want & can afford the best ! Here on Oahu, these can have a price tags in the 4-10+ million $, but they usually come with interiors of over 4000sq.ft and breathtaking views.

The Prima Donnas:

Top of the line finishes , in a great neighborhood but with more conservative proportions. Price tags in the 1.3-4 million $. Great for the “budget minded” multi-millionnaire ?!!! The Upscale Beauties:
With a more” conservative” price tag in the 800K-1.3 million $, these come in all shape & size depending on where they would be on the Island of Oahu! It could be a Penthouse in Waikiki, to a humble fixer-upper home which sits on a good parcel of land in Kaimuki or a georgeous townhome in Koolina. Many wealthy relocating buyers find their beloved Hawaiian Home in this price range.

The no-nonsense Girls/Guys Next Door:
Priced in the 400-800K $ range, these make up a large portion of the real estate offerings on Oahu. Again, a wide variety of properties fall in that category : new & older condos in great building in Honolulu including Ala Moana, Waikiki, Makiki, Hawaii Kai … great single-families in Mililani, Ewa Beach, Aeia… They are usually in the 800-1500 sq.ft. range. This price point appeals to all types of buyers: first & vacation homebuyers as well as investors.

The Sweethearts:
Usually much smaller (300-800 sq.ft.) and/or with visible cosmetic flaws the properties are listed in the $ 200-400K range. Great for the first-time homeowner , investor & as a vacation “pied-a-terre”. Depending on the area of the Island the property can be a fantastic studio in Waikiki or a 2/2 in Salt Lake. These properties can provide their owners with the comfort of home & may be the price group with the most potential of appreciation in the near future!

The One Night Stands:
Well, not really… But in this category (priced at under $200K), you’ll most likely find “hotel type” rooms or “Leasehold properties”. The “hotel types” generally won’t have a full kitchen & are not approved for long-term living. The leasehold properties have an “expiration date”. When the lease expires, just take your personal belongings & go… because your property goes back to the landowner?!

I hope that this gives you a better idea of the Offerings here on Oahu. The classification presented here is arbitrary & represents my personal opinion . Contact me if you would like to discuss it!
