"I never sell a home that I wouldn't want to list for sale later on." The philosophy for working with Buyers is simple; All they want is an easy, no hassle way of finding the home they want, in an area in which they won't regret buying, for a price they won't regret paying. They want to complete their due diligence- to discover as much as they reasonably can about "the" property using area reputable professionals (like home inspectors) so they can make informed decisions. They want informed financing options so they can achieve financial strength with terms they'll like for years to come. They want a Realtor whom they will be comfortable referring to their family and friends, and whom they will call for all their future real estate needs. These are all things I provide. My customers become my friends.
How I Help Buyers:
Process of property/neighborhood elimination starting from the most general, ending with most specific; neighborhood real estate activity analysis to support offer price; filling out the offer to reflect Buyer's needs and goals; negotiation strategies; assisting Buyer completing due diligence; financing options; list of local reputable professionals involved in real estate transactions; consulting with Buyer every step of the way to culminate in a smooth, uneventful closing. Buyers need support, even when working with a builder in new construction. There are so many ways in which a buyer can make costly mistakes that will haunt them for years to come. It makes logical sense that buyers would want to consult with someone who has done this many, many times.
Selling a Home:
After your home is shown, getting feedback is more difficult than pulling a bear's bad tooth! Agents' schedules are tighter than ever these days, and the old method of manually obtaining agent feedback results in a 10%-15% response rate. Andy gets a 70% + response rate from his showing feedback system. His Sellers have private internet access to their property's showing feedback web page 24 hours a day, seven days a week.
"I never list a property for sale on which I wouldn't be proud to have my name." Sellers want to know all the truths about their home. I never sugar-coat my opinions regarding the market value or things I think need to be done to the property to bring the highest price. Sellers want to know what to expect in the transaction they're about to get into; they want marketing strategies that are truly state-of-the-art; they want effective, well-thought strategies that make their property as competitive as it can be; they want sound advice from a source they can trust; they want experience, knowledge and a high-profile agent. They want the highest dollar in the shortest time with the least amount of inconvenience to them. Finally, they want no surprises. When a homeowner interviews me to market his home, I believe these are the qualities he wants. It's what I deliver. I always explain to them that if I don't perform the way I say I will, they can terminate our agreement&and I've never had a seller terminate.
How I Help Sellers:
Analysis of neighborhood valuation and activity; analyzing area trends as they pertain to marketability and valuation of subject property; strategies to market subject property to give it the highest possibility of exposure to qualified buyers in that price range - on a local, regional, national and global scale; re-evaluation of strategies as ongoing process through the marketing period (you must be sensitive to market fluctuations and changes, and make continuous/necessary adjustments to maintain competitive edge. This maximizes marketing effectiveness and allows the Seller to maximize their profit potential); analyses of all presented offers along with my opinion of the strength of the buyers and their offer; Sellers are given pros and cons of their options and any necessary counteroffers are structured; co-ordination of post-contract responsibilities- inspections, repairs, mortgage payoff, surveys, attorneys, title searches, pest inspections, coordinating all phases of the transaction leading up to the closing itself; even helping Sellers find a home in their new location.

Founded in 1877 by the Florida Winter Home and Improvement Company. Following the Civil War, the company purchased several thousand acres of the McIntosh plantation at Laurel Grove, for the purpose of creating a southern retreat and small farming community. The town was incorporated in 1879 by a special act of the Florida Legislature.
Orange Park was the home of the Yerkes Regional Primate Research Center, one of ten regional centers for primate research. The Orange Park center, established in 1930 by psychologist Robert Yerkes and Yale University, was the first laboratory in the United States for the study of non-human primates. In 1956, Emory University took over operation of the Center. In 1965, the center was relocated to the campus of Emory University in Atlanta, Georgia. In 2002, the Center was renamed the Yerkes National Primate Research Center, though officially the "Regional" name still applies.
